Dornoch Business Park
The Dornoch Business Park covers a total of 1.99 hectares. In Phase 1 of the development, which is now complete, 1.0 hectare of the total area has been fully serviced for the siting of five advanced business units. These initial units will be of a standard size of 2000 square feet. (However, following Phase 2 of the development the Business Park will be able to accommodate much larger businesses).
The site has planning consent for Class 4 and 11 uses under the Town and Country Planning Act. The former has been defined as business use 'for an office for research and development products and processes and for any industrial process'. Class 11 planning consent covers uses for storage or distribution. For new business start-ups, or for businesses expanding on the site, discretionary financial assistance may be available in the form of loans, equity and grants.
Technical specifications
The fully serviced sites available under Phase 1 consist of five blocks with associated parking available in the courts between the proposed blocks, and waiting bays adjacent to each block incorporated into the site access road. On each block, the top soil has been removed and hardstanding has been inserted.
The site servicing comprises of the construction of all roads, footpaths and the installation of a combined sewer and associated electrical/water connections. The site has also been fenced and fully landscaped - both at the entrance to the Business Park and around the individual units.
Finally, in Phase 2 of the development, the access road and the provision of public utilities will be extended to the full site.
